i’m going through a foreclosure proceeding. i would like to know my options on the subject. the more i know the better prepared i can be.

    Different states have different laws. Consumer advocate, Clark Howard may have written something on the subject.

    There are no options. Make your home payments . When you do not make the payments foreclosure begins with the lender. In your case you are so much better off to sell the home for what you owe and then you can start over. Foreclosure will make it very difficult to get another mortage for atleast 10 years…

    There isn’t any way your Q can be answered “cradle-to-grave” in this format.

    You don’t tell us what state or county the property is located in.

    Your best bet is to:
    A] Join a real estate investment group AND BE ACTIVE!!!!!!.
    AND/OR
    B] Go to the county court house, where the properties you are interested in, are located.

    C] Get those rules and regulations.

    D] Do your diligence and research on about 50 different properties..

    E] Go to 3 or 4 sales - as an observer. You’ll see the same folks at just about every sale.

    F] Strike-up a conversation with one or more of them. Offer to take one of them to lunch - one at a time. MAYBE one of them can be or will be your mentor.

    G] THEN you’ll hear and see how the business REALLY works.
