creative asked:

I know that there has to be a place where all these people that charge an arm and a leg get theirs from. Where?
Pre-foreclosures do exist in every state. I work in the biz and get paid good money to find them. I know forr sure because one of the investors give me a list every month of houses that are about to foreclose if nothing is done soon. So they do exist I just made a lot of money working that list. But I want to know where they get the list from and more resources. They only pick cetain zip codes but I want to pick others for myself all over.
Search. that the thing, we have plenty of cash and have an 85% success rate, they either sell to us or we help them keep their house. Who says no to help keeping their soon to be foreclosed house. We actually thelp a lot of people in theses situations. BTW Cash is all we work with that is why we are so successful.

Pre-foreclosure does not exist legally for any state. Pre- means before, foreclosure means the bank takes over the deed. Pre-foreclousure is a term that can apply to anyone who is borrowing money for collateral. Once a foreclousure occurs banks have various ways of letting the public know. One place to check is the Deed Office for each town you are interested in. The maps list the owner of each lot and any buildings on that lot.

County courthouse. Foreclosure is a matter of public record. Texas foreclosure sales take place the first Tuesday of each month.

Before the Notice of Default is protected by law. You can’t get it.

Once the Notice of Default hits, if you wait for the free places to get it, you will be too late. The county may not update public lists for 2 weeks or more, by which time every single real estate agent, hard money lender, and bankruptcy attorney has hit them up. If they’ve said “no” 233 times in the last two weeks, why should they say “yes” to you?

It takes cash to work the distressed properties market, or everyone would do it and there would be no money in it. If you’re retired and looking for a way to waste time, may I suggest community service? If you’re looking to make money, get serious about it.
